Unlike the typical asset management system, The Rubenstein Company, L.P. uses a Portfolio Management plan under which portfolio managers possess broad financial and operating level responsibility for a small, focused group of properties. This unique position requires the portfolio manager to maintain both a "big picture" perspective on each property, while also assuming a "hands-on" approach to day-to-day operating issues and decisions.
The portfolio manager creates property-level strategies required to meet the Company's objectives with a focus on maximizing each property's income, cash flow and long-term value. Each strategic plan is based upon the portfolio manager's knowledge of both current market conditions and the challenges and opportunities facing the individual property. In executing the Company's strategic plan, the portfolio manager is responsible for creating and implementing operating, financial and capital budgets, approving property marketing plans and lease transactions, working closely with on-site management personnel to resolve property issues, and monitoring adherence to partnership and loan agreements. The portfolio manager oversees the leasing and property management activities at each of their buildings and uses all of the services of the Company (i.e. legal, accounting, etc.) as they deem necessary.
All portfolio managers have graduate finance degrees with significant real estate experience. Craig G. Zolot, who joined the firm in 1994, directs the efforts and activities of this department as Director of Portfolio Management.
"When Sun made the decision to focus on it's core business and exit the real estate business, we had a keen interest in who would be the new owner of Ten Penn Center, our headquarters location. The Rubenstein Company has done a great job of operating the building."
