The Rubenstein Company's Operations and Engineering Division is under the direction of Anthony M. Noce, Jr. While each property's on-site management personnel report to the respective portfolio manager, the Operations and Engineering Department is responsible for policies and procedures that span across and are related to all property managers, as well as for the general training of the property management staff. The Operations and Engineering Department is also responsible for providing complicated engineering and design services to the property managers in special situations that go beyond regular property management responsibilities. Very early on, the Company recognized that long-term retention of tenants was a major factor in overall profitability. For that reason, quick response to tenants and quality of service are overriding concerns throughout TRC's management and staff.
In keeping with the Company's corporate philosophy of holding properties for long-term appreciation, the Operations and Engineering Division focuses intently on preventive maintenance and capital programs. The technology and procedures employed by the Operations and Engineering Division are among the most sophisticated in the entire industry. The best evidence of that fact is the physical condition of the Company's properties and their profitability.
